Searching for an apartment or house effectively requires organization, time, and personal involvement. A property hunter is a true ally who handles every aspect of the purchase process on behalf of the buyer.
The property hunter first assesses the feasibility of the project and confirms financing with the buyer (including connecting them with a mortgage broker if needed). Together with the client, they develop a detailed set of criteria. Then, they search for, evaluate, and select properties that may interest the buyer. Before proposing visits, the property hunter qualifies the listings by checking aspects not mentioned in the ads. They visit the properties with the client, collect and verify documents such as diagnostics, general assembly reports, etc., and prepare visit reports.
Throughout the process, the property hunter connects the buyer with the relevant professionals to ensure the entire project runs smoothly (broker, notary, contractors, interior designer, etc.).

Mon Chasseur Immo's fees are applied to the total purchase price including tax (agency fees included). They range between 2.5% and 3% of the purchase price, with a minimum flat fee of €7,900 including tax for properties up to €260,000. The fees are due only upon success—no application fees are required.

The search mandate is a contract by which an individual or legal entity hires a property hunter (the agent) to search for a property on their behalf.
Signing a mandate is mandatory (law of January 2, 1979). It is the only document that authorizes the property hunter to act on behalf of the buyer by carrying out various tasks (property search, selection, ad qualification, visits, collecting and verifying diagnostics and general assembly reports, writing visit reports, and contacting partners such as brokers, contractors, etc.).
However, the offer to purchase, preliminary sales agreement, and final deed must be handled directly by the buyer. The client remains the sole decision-maker and signatory, with support and advice from their property hunter.

The exclusive search mandate is entered into for an initial irrevocable period of 45 days from the date of signing. It will then be automatically renewed in 45-day periods, for a maximum duration of 12 months, unless terminated at the end of a 45-day period by either party via registered letter with acknowledgment of receipt, subject to a 14-day notice period.
